WHY: Taxes are a reality and it is often said it isn't about what you make, but about what you keep.
Knowing the questions to ask the tax professionals can make a huge difference in the tax dollars paid versus tax dollars saved. Most real estate licensees are independent contractors, a status that is ultimately determined by the IRS. Licensees need to be aware of the benefits and pitfalls of independent contractor status- especially as they apply to taxation. Client's need to be made aware of the tax implications as they relate to a transaction.
This course discusses taxes related to a real estate licensee's business and how this interacts with the clients transaction. The purpose of this course is to make licensees aware of the parts of the tax code that affect the licensee's business and the interaction with client and customer relations.

The class examines the process of selling or buying real estate owned by an estate.
What and Why of Probate?
You'll learn why we have a probate process, the steps to a typical informal probate in Colorado, and at what point in the process a property can be sold.
When is it necessary to probate, and when is it not?
- Not all properties must go through the probate process. You'll learn the implications and requirements of beneficiary deeds, deeds held in trust, joint tenancy, and tenants in common.
Personal Representative and Contract Authority:
- Does your seller have the official authority to act on behalf of the estate? We'll cover the process of personal representative appointment and what needs to take place BEFORE signing contracts.
What special closing requirements are involved?
- Whether the property was held as joint tenancy, tenants in common, or with a beneficiary deed, we'll cover the requirements necessary to properly transfer title for each scenario.

This class explores the underlying factors during house price dips and compares them to our current market conditions.
One of the top questions of house buyers concerns prices, and when they may drop. "Should I wait to buy until prices drop?" In this class, Lonnie Glessner examines this issue in detail.
I bet you are getting these questions and comments too. Metro Denver real estate prices have dropped twice since 1970 and we will take a deep look at the underlying factors that caused Denver home prices to drop and then compare them to today’s market. Here is what you will learn:
- The #1 metric to track for the health of a housing market
- How this metric has impacted Denver housing prices in the past.
- How new home construction has impacted our market and how new home construction is impacting our market today and into the future.
- The demand and supply trends we need to follow
- What could cause Denver home prices to drop?

This is two classes in one!
The first half of the class will cover the Return On Investment Quadrant™, and the second half will cover how to use the new spreadsheet!
Yes, you read the title right. Cash flow is NOT everything when it comes to analyzing real estate deals and creating wealth. It’s near impossible to find strong cash-flowing properties in Denver today as you could 9 years ago. Does that mean you shouldn’t invest? Invest out of state? Wait for the next crash?
"No" is the answer to all of the questions. Well, you could, but you’ll miss out on a lot of wealth creation.
Ask yourself, "Why are institutional and savvy investors pouring money into Denver?” It’s not because of the amazing cash flow or legalized marijuana. They don’t analyze properties with silly rules (such as the “1% rule”) or get hyper-focused on cash flow. It’s because they go beyond cash flow and use sophisticated deal analysis.
This class will introduce you to the Return On Investment Quadrant™. You’ll learn:
- The four ways of making money in real estate.
- How to manipulate the four ways to earn the return you want.
- How you can consistently make a 10% return without depending on appreciation or cash flow.
- How to analyze a deal beyond cash flow.
- Case study #1: A buy-and-hold rental
- Case study #2: A house hack
We’re not reviewing deals from 2011. No, we’re reviewing deals purchased from the MLS in 2020. This is a foundational class. We will teach additional classes in the future that build upon the principles taught in this class.
Investing Experience: Beginner to Intermediate.
Prerequisites: A basic understanding of analyzing properties.
Who is this class for: Investors and Agents.

This class will focus on clearing up the rumors and misconceptions of condo financing
We get a lot of questions about condo financing and often hear people who think that you cannot purchase a condo unless you pay cash for the property. This could not be further from the truth and this class will focus on clearing up the rumors and misconceptions of condo financing. We’ll show you the specific requirements for Conventional, FHA and VA financing on condo properties. We’ll also teach you about the distinction between a condo and a townhouse, this is an important variable that many agents are not familiar with.
